Business Summary

Windermere franchisees operate real estate brokerage offices that help customers buy, sell, or lease real property. Windermere also offers services for commercial real estate brokerage and property management.

Corporate History

Windermere Real Estate Services Company, also known as Windermere Services Company, was founded by John Jacobi in 1983. Since its founding, it has been the franchisor for Windermere Real Estate. The company offers franchises to operate real estate brokerage offices under the Windermere Real Estate name and trademarks. Windermere Services Company itself has never directly operated a real estate brokerage business, focusing solely on franchising since 1983. In 2021, some principals and officers of Windermere Services Company formed JOGNCA, Inc. to acquire another real estate brokerage business, William B. Lyon & Associates d/b/a Lyon Real Estate, which then became a Windermere franchisee in May 2022 operating as Lyon Real Estate – a Windermere Company.

Renewal Conditions

To renew their franchise agreement, Windermere franchisees do not need to take any specific action for automatic renewal. The agreement automatically renews for an additional one-year term unless either the franchisee or Windermere Services Company provides written notice of non-renewal at least 180 days before the current term expires. Upon renewal, Windermere Services Company may also require the franchisee to sign a new agreement with terms and conditions that could be significantly different from their original agreement.

Franchisor Assistance

Before opening, Windermere Services Company will consult with franchisees on site selection criteria and assist with building signage compliance, offering complimentary sign design services. They also provide a list of approved and preferred vendors for various products and services, with mandatory use of approved vendors for property marketing signs and business cards. Windermere Services Company conducts an orientation session for owners and managers, explaining the Windermere System programs and benefits, which is available virtually or at headquarters without charge (excluding franchisee travel). Franchisees also receive access to the Windermere intranet and the HUB, a communication platform containing templates and resources. After opening, Windermere Services Company typically conducts an orientation session for sales agents at the franchisee's office within 90 days, free of charge. The company remains in regular contact, offering assistance upon request for Windermere System programs and operational challenges. If representatives travel for on-site assistance, franchisees may incur travel expenses. Windermere Services Company helps with developing advertising programs for customers and agent recruitment, providing in-house marketing creative services and templates, and offers recommendations for administrative, bookkeeping, and accounting systems. Franchisees continue to have access to the intranet and HUB for ongoing resources.
