Pizza Hut, LLC offers financing assistance to qualified franchisee applicants through two programs. Firstly, its ultimate parent company, YUM! Brands, Inc., has an arrangement with a third-party lender, LS BDC Adviser, LLC. Through this arrangement, the lender may provide term loans and revolving loans for new restaurant acquisitions, refinancing, and related costs. As an incentive, YUM! Brands, Inc. may, but is not obligated to, guarantee up to 33% of the original principal or commitment amount of the franchisee's loan, with a maximum guarantee of $5,000,000. Under this program, Pizza Hut, LLC, and its affiliates do not receive any fees or consideration from the lender. Secondly, Pizza Hut, LLC offers an optional Employee Lending Assistance Program for qualified former employees. Under this program, Pizza Hut, LLC may guarantee 25% of the franchisee's loan principal, up to a maximum of $1,250,000 per loan or franchisee. Renewal Conditions

To renew their franchise agreement, Pizza Hut, LLC franchisees must meet several conditions. They need to provide timely written notice of their intent to renew (between nine and six months before the current term expires) and follow the renewal process. Franchisees must have consistently met all their obligations under the agreement and other agreements with Pizza Hut, LLC or its affiliates. They must be current on all payments to Pizza Hut, LLC, its affiliates, their landlords, and major suppliers. All restaurant maintenance, asset upgrade obligations, and Brand Standards requirements must be up-to-date. Franchisees must also retain possession of their approved locations for the renewal term or secure an approved substitute location without business interruption. They must satisfy Pizza Hut, LLC's current qualification and training requirements, sign a general release of claims, and pay a renewal fee of $12,500 per restaurant (which may increase up to $25,000 per restaurant). Finally, they must sign Pizza Hut, LLC's then-current form of renewal franchise agreement, which may differ significantly from the original agreement. Failure to meet these deadlines or conditions will result in the automatic expiration of the renewal right.

Franchisees and their Qualified Operators must complete an initial training program, and Pizza Hut, LLC furnishes a complete set of Brand Standards governing all aspects of restaurant operation, including special recipes, menu items, design, and procedures. Pizza Hut, LLC may also provide specifications for required products and services and can set or suggest retail prices. It approves proposed advertising materials. Once open, ongoing assistance includes providing field support services, supervision, and consultation through on-site visits, off-site sessions, and electronic communication. Pizza Hut, LLC advises on updates to Pizza Hut Marks and Brand Standards, conducts periodic inspections, and may designate or delete approved products. It also continues to engage in pricing activities and approves advertising materials. For technology, franchisees must use the Restaurant Technology Suite (POS, back-of-house, kitchen management, and HutBot systems) and are required to sign agreements with Pizza Hut, LLC's affiliates for related services. Pizza Hut, LLC supports an intranet for operations and marketing materials and can access information stored in the franchisee's Computer System. Territory Size Requirements

Pizza Hut, LLC defines the territory for each restaurant as a protected radius of 500 yards surrounding its location. Within this Protected Radius, Pizza Hut, LLC will not develop or operate, or allow other franchisees or licensees to operate, a Pizza Hut restaurant of the same concept type as the franchisee's. However, Pizza Hut, LLC reserves the right to own, franchise, or license any other type of restaurant concept within this protected area. In addition to the Protected Radius, Pizza Hut, LLC grants a specific delivery area for each restaurant, which is detailed in Appendix B of the Location Franchise Agreement. This delivery area may be modified by Pizza Hut, LLC based on demographics, population shifts, or development to ensure adequate delivery service.

Staffing Notes

Pizza Hut, LLC requires franchisees to staff their restaurants in accordance with specifications and criteria outlined in its Brand Standards. This includes maintaining a competent, trained staff in sufficient minimum numbers to ensure efficient customer service. Franchisees must ensure their employees uphold good customer relations and adhere to established standards for appearance, dress code, manner, and demeanor. Pizza Hut, LLC emphasizes that these minimum staffing levels are crucial for maintaining the brand's quality and service standards, rather than controlling daily operations. All restaurant employees must successfully complete mandatory Becoming a Customer Maniac (BCM) training (online and on-the-job) within 30 days of hire. All management-level employees are required to complete Pizza Hut, LLC approved management training, with optional 'LEAD On!' programs available.
