Business Summary

MOLDMAN offers individuals and entities the right to own and operate a franchised business specializing in mold inspections, mold testing, mold remediation, water damage remediation, and biohazard remediation services. Additionally, MOLDMAN franchises may perform minor cleaning and repair work such as general cleanup, small drywall repairs, painting, and caulking to support their core services. However, MOLDMAN does not provide major construction services requiring licensed contractors like plumbing or HVAC work.

Corporate History

The MOLDMAN brand was initially started by its founder, Gregory Bukowski, as a sole proprietorship in 2006 in Chicago, Illinois, focusing on mold inspections and testing. In 2007, MOLDMAN expanded to include professional mold removal services. The business restructured into a limited liability company, Moldman Enterprises, LLC, in 2012. MOLDMAN continued to grow, opening company-owned locations in St. Louis, Missouri in 2014 and a second Chicago location in 2017. Moldman Franchisor, LLC, the current franchisor entity, was formed on May 10, 2021, and began offering franchises of the MOLDMAN System by 2022.

Renewal Conditions

To renew their MOLDMAN franchise, franchisees must substantially comply with the existing franchise agreement and any ancillary agreements, and avoid certain repeated defaults or failures to make timely payments. Franchisees need to provide written notice of their intent to renew between nine and six months before the current agreement expires. They must also sign the franchisor's then-current franchise agreement, which may have different terms, and a mutual general release. Additionally, MOLDMAN may require franchisees to upgrade and remodel their location at their own expense to meet current brand standards and provide proof of their right to operate at the office location for the renewal term. A renewal fee of $1,000 is also required.

Training & Support Program

Franchisor Assistance

MOLDMAN provides significant assistance to its franchisees both before and after opening. Before opening, MOLDMAN helps designate the Prospect Pool, provides a list of equipment and supplies for the MOLDMAN Starter Kit, grants access to the Operations Manual, and approves business forms and marketing materials. It also specifies minimum insurance policy limits and provides the 'Set Yourself Up for Success Program' and 'Biz & Tech Ops' training. After opening, MOLDMAN continues to assist by introducing new products, services, and methods, managing and maintaining the company website with individual franchisee pages, offering business and marketing advice, and updating required software. MOLDMAN also provides guidance on financial and daily operations, periodic modifications to the Operations Manual, refresher training courses and conferences, and oversees the National Marketing Fund (if implemented). For marketing, MOLDMAN provides a business phone number, email address, website page, sets up social media and online listings, may conduct email marketing campaigns, and offers coaching. MOLDMAN also has an 'Opening Online Marketing Spend MATCH Program' where it matches franchisee online advertising spend up to $1,000 per month for the first 12 months.

MOLDMAN manages and maintains the company website, including individual franchisee location pages, and offers ongoing business and marketing advice. Franchisees benefit from periodic updates to required software packages and tools, and MOLDMAN provides guidance on financial matters and daily operations, including accounting and record-keeping. The franchisor issues periodic modifications to the Operations Manual to reflect changes in system standards. Additionally, MOLDMAN offers periodic refresher training courses and conferences for franchisees and their service technicians, who may be required to attend. Franchise Requirements

Ideal Candidate Profile

MOLDMAN seeks individuals who are committed to faithfully, honestly, and diligently performing their obligations as franchisees. If the franchise is owned through an entity, a natural person owning or controlling at least a one-third share of the business must serve as the 'Managing Owner.' This Managing Owner is required to provide direct, on-site supervision of the franchise for the initial five-year term and will be the primary contact for MOLDMAN. After the first year, the Managing Owner must devote their full-time efforts to the day-to-day operation of the franchise, though they may engage in non-competing part-time work outside of weekday business hours during the first year. Candidates must demonstrate the qualifications necessary to perform MOLDMAN's approved services, which may involve obtaining required licenses and certifications before opening.

Territory Size Requirements

MOLDMAN defines each franchise's 'Prospect Pool' based on geographic and population parameters, ensuring each pool contains a minimum of 300,000 people. This Prospect Pool can be a radius or another shape. While a franchisee's official office location must be within their Prospect Pool, the Prospect Pool itself is not exclusive. Other MOLDMAN franchisees and company-owned locations are allowed to service customers both inside and outside any given Prospect Pool.

Staffing Notes

MOLDMAN requires franchisees to maintain a sufficient number of qualified and competent personnel at all times. All employees must adhere to MOLDMAN's dress code, present a neat and clean appearance, and provide efficient service. Franchisees are responsible for immediately training and instructing employees according to the Operations Manual and continuing this training. While MOLDMAN does not require a full-time service technician to start, as the owner can perform jobs, the high estimate for staffing includes employing one technician or temporary workers. Service Technicians, Designated General Managers, sales, and account management employees must sign non-disclosure and confidentiality agreements upon employment. Service technicians may also be required to attend periodic refresher training courses.
