Renewal Conditions

To renew their franchise, Intelligent Office Centers must provide written notice at least 6 months, but not more than 12 months, before the agreement expires. Franchisees must be in substantial compliance with all terms of their Franchise Agreement and any other agreements with the franchisor, and all amounts owed must be paid in full. They are required to sign the then-current form of Franchise Agreement and any other ancillary documents, including a general release. Additionally, franchisees must upgrade and/or remodel their center at their sole expense to conform with the franchisor's then-current Operations Manuals and pay a renewal fee of $2,500.

Intelligent Office Franchising LLC provides extensive assistance to its franchisees. Before opening, this includes designating a Protected Search Area, offering site selection guidelines and assistance, providing access to comprehensive confidential operating manuals (approximately 694 pages), and supplying lists of required items and approved suppliers. The franchisor also provides design templates for the center's layout and equipping. An initial training program is provided, comprising remote instruction, corporate training at the Florida headquarters, and on-site assistance at the franchisee's location, covering topics like industry breakdown, software, operations, sales, marketing, and staffing. Franchisees also receive 'On the Job' training at an existing Intelligent Office location. After opening, Intelligent Office Franchising LLC offers ongoing consultation and advice on management and operations via telephone, email, or intranet, and may offer on-site assistance for a fee. Each Intelligent Office Center is typically staffed by a manager, referred to as a Coordinator, and at least one receptionist, known as an Intelligent Assistant®. Franchisees are solely responsible for all aspects of employee management, including hiring, firing, supervision, compensation, and specific training (beyond what is provided by Intelligent Office Franchising LLC). The Coordinator and Intelligent Assistant must successfully complete the franchisor's initial training programs. During business hours, at least one person must be physically present at the center to assist clients and answer calls.
